About The Role:

Reporting to the Manager Property Maintenance, you will supervise and support a team of Property Services Officers responsible for managing responsive maintenance, vacant dwelling refurbishments, minor capital works and small projects.

You will provide day-to-day leadership, monitor team performance, and ensure maintenance and project outcomes are delivered safely, efficiently and to a high standard.

The role has a strong focus on:

  • Leading, mentoring and developing staff
  • Reviewing and improving team performance and capability
  • Managing property maintenance and refurbishment projects
  • Supporting staff to apply project management principles and departmental processes
  • Monitoring contractor performance, quality and value for money
  • Ensuring works comply with policy, legislation, WHS and customer service expectations
  • Contributing to regional asset planning and maintenance strategies

You will also play an important role in helping the team navigate complex maintenance issues, difficult customer matters, contractor performance concerns and competing operational priorities.

What You Will Be Responsible For Team Leadership and Development. You will lead a small team of Property Services Officers and create an environment where people are supported, challenged and held accountable.

You will:

  • Mentor, coach and train staff to build technical capability and confidence
  • Provide clear direction, regular feedback and performance support
  • Assist staff to develop sound judgement in maintenance, project and customer service decisions
  • Build a positive, safe and inclusive team culture
  • Support new and developing staff through ‘on-the-job’ training
  • Ensure your team has a strong understanding of departmental policies, systems and procedures

Property Maintenance and Small Project Delivery

You will oversee the delivery of a broad range of property maintenance and small project outcomes including:

  • Vacant property refurbishments and re-let works
  • Minor capital works and improvement projects
  • Reactive maintenance and contractor management
  • Scope development, cost estimation, and prioritisation of works
  • Review of project briefs, specifications, and consultant recommendations
  • Quality assurance inspections and defect management
  • Monitoring budgets, timelines, and project outcomes

You will guide staff to manage projects from initial inspection through to completion, ensuring works are delivered on time, within budget and to the required standard.

Contractor and Stakeholder Management

The role requires regular engagement with maintenance contractors, consultants, tenants, and internal stakeholders.

You will:

  • Work collaboratively with contractors to resolve issues and improve service delivery
  • Negotiate practical and cost-effective outcomes
  • Manage contractor performance and address quality concerns where required
  • Represent the Department in meetings, forums, and stakeholder discussions
  • Assist with responses to complex complaints, Ministerial enquiries, and management reporting

What We Are Looking For

We are looking for a strong people leader with experience in property maintenance, building works, housing, facilities management, or a similar environment.

The ideal candidate will demonstrate:

  • Experience leading and developing a customer-focused team
  • Strong mentoring, coaching, and training skills
  • Sound knowledge of residential property maintenance and refurbishment works
  • Experience managing small projects, scopes of work, budgets, and contractor performance
  • The ability to analyse risk, cost and value when making decisions
  • Confidence dealing with competing priorities, difficult issues, and complex stakeholders
  • Strong written communication skills, including the preparation of reports, briefs, and recommendations
  • A practical, solutions-focused approach with a commitment to continuous improvement
